The Red Shed Process

So you’ve decided to build a house, Congratulations! But what’s next? Red Shed Woodworks and Construction has created a streamlined process to help you along the way to creating your dream home. Below is a breakdown of our process and steps that all of our potential new clients will follow prior to starting the build.

  1. Drawings: the first step in the process is finding a designer or architect that will put your wants, wishes and visions onto paper. While Red Shed does not provide design services, we are happy to provide recommendations for some very talented local firms who can assist you with this part of the process. There are also many options online for “stock drawings” that can be purchased and even modified depending on the company.

  2. Prelim Pricing: This is very basic pricing based on the last 12 months of projects and averages and is for budget and planning purposes only. Our clients find this helpful in the planning phase to make sure they are staying within budget while designing their house and don't end up with a fully finished set of drawings that are too expensive to build. At minimum, we will need floor plans, an exterior elevation and 1 section to complete preliminary pricing. These are normally part of a standard design set, or SD set, as it is sometimes called.

  3. Re-Design or Design Approval: Once you have the prelim pricing, you will be able to go back to your designer and make any adjustments that may be needed prior to final construction plans or if everything is in line with your budget, you can now give them the green light to proceed with final construction drawings.

  4. Contract Pricing: After the final construction plans are completed, we will set up a meeting either via zoom or in person at our office to review the project as a whole. This meeting normally takes 1 - 2 hours. From there we will send your finished construction plans to our vendors and subs to get exact pricing and quantities specific to your project. We will also visit the site with our grading team to determine the specific site work needed. From these quotes and our meeting, we will create your contract documents which will consist of the Contract, Scope of Work, Payment Schedule and Allowance Schedule. This process takes about 2-3 weeks to complete. Due to the amount of time and energy that goes into a full contract, we charge $1250 to start this process, this is then deducted from your contract deposit once you sign a building contract.

  5. Loan Processing: If you are using a bank loan, you would at this point submit all of the signed contract documents along with your final construction plans to your bank for processing and approval. Depending on your bank, this process can take 2-3 months.

  6. Deposit: A 5% deposit is due at contract signing to secure your spot on the calendar while your loan is processed, if you are not using a bank loan, the full deposit indicated on the contract is due at contract signing. Once the deposit is collected, your project will officially be in the books and we will get started with the building process. Note: due to the unpredictability of the banks, we will not start work or schedule a start date until after the loan is approved if the build is contingent on those funds.

The average house takes 12-14 months to build from the date of deposit (or bank approval if applicable). Special order materials can sometimes delay that timeframe but we have a comprehensive tracking system that is designed to help avoid these delays as long as we are aware of the specialty materials early on. We provide detailed tracking of all of your expenses, material selections and decision deadlines in order to ensure your project remains on time and on budget. Each project is assigned a Project Manager who will deal with the day to day operations on the site. Our Project Coordinator and Admin will be your points of contact for all questions and decision making. Several meetings will occur throughout the build process to make materials selections, design decisions and review project progress.
